Invest in The Hub Craft

The Hub Craft (THC) will operate a Marijuana Cultivation and Marijuana Manufacturing entity on a 3.91 acre lot with a 55,000 ft2 historic masonry building located at 25 Newport St., Fitchburg, MA in Fitchburg’s Cultivation Zone. THC is considered a Minority Business Entity by the CCC, which grants it expedited processing.

Project Overview

Project update:

  • April 2019: The city of Fitchburg approved THC’s application for Special Permit to operate and was granted a municipal permit.
  • July 2020: THC received its State provisional license for Cultivation and Manufacturing from the Massachusetts Cannabis Control Commission (CCC).
  • July 2020: THC has completed the architectural design and engineering, and designed standard operating procedures (SOPs) that “meet or exceed the industry standards”*. THC is implementing industry leading standards on natural farming paired with a fully autonomous cultivation system.
  • August 2020: THC construction commencement.

Legal Marijuana Sales

According to Marijuana Business Daily in a recent report, legal marijuana sales in the U.S. is on track to surpass $15 billion despite a pandemic, a meteoric 40% increase over previous year. Cannabis has proven to be resilient to the pandemic and economic downturn. Moreover, total U.S. sales could reach as high as $37 billion by 2024

To put that in perspective, the entire United States GDP grew at 22% during the dot-com era and it was considered unprecedented economic growth at the time.

Margins remain high while the cannabis market in Massachusetts is at its infancy. As the industry matures, the margins will stabilize. From this assumption we have made these conclusions:

  • The infrastructure budget in place is optimized for lowering operational costs, even if it comes at the expense of a significantly higher up-front capital expenses.
  • The operating plan in place is designed for scaling early and fast. The Hub Craft has designed to maximize the allowable canopy size, as only the large-scale producers will have the cost advantages needed to remain competitive long term.
  • As the market continues to mature, the dominant brands will begin to emerge.
    The Hub Craft has the relationships, marketing and sales strategies in place to exclusively house some of the West Coast’s most influential brands as well as provide a facility for new startups. The Hub Craft intends to provide a platform for brands and product manufacturers to come into the Massachusetts market with a vertical solution and be able to control the quality and consistency of these products.
